Master Plan for Charles North
Baltimore’s development arm, the Baltimore Development Corporation (BDC) recently released a snapshot of their master plan for the Charles North Area, AKA Station North, north of Penn Station.?
While the plan calls for higher density high rises, including a 60 story building, it seems unlikely that any of those would come to fruition in the near future, although the BDC has plans to acquire about 18 properties to start the revitalization process.
? The most tangible aspect of the plan could be the addition of a boutique hotel to the top three floors of Penn Station in conjunction with a renovation/expansion of the train station and concourse as reported in the Baltimore Business Journal.? http://charlotte.bizjournals.com/baltimore/stories/2007/10/15/story7.html

As someone who lives in a rowhouse across the North Avenue bridge, I cannot wait for substantial development in this area… replacing the Dr Suess lights was great, but it accomplished nothing.
I feel all the high-rises that are currently planned for Baltimore is very exciting. The skyline in 10 years really will look dramatically different. Assuming the current economic downturn doesn’t cause the developers to change plans. I’m not sure what the tallest proposed building is but I thought I heard that the one proposed for the parking lot on Conway street (I think)next to the Intercontinental Hotel - is supposed to be 80 stories. Is that true or a I way off on that.
We’ve been hashing this out over at the forums on Skyscraper City (http://www.skyscrapercity.com/forumdisplay.php?s=&forumid=843) and there seems to be a consensus that, given Mt. Vernon/Midtown’s aversion to high rises, the planners decided Station North would be the place for them to go. Jay Brodie may have pooh-poohed it in print, but they may be on to something. Not sixty stories necessarily, but certainly higher than anything else in the neighborhood. As for the parks over the JFX, that’s been bandied around since the ‘Sixties. Love to see it; not holding my breath.
A nice tower with a view of Druid Hill Park would be cool, but they need to start revitalizing all of the properties surrounding the park. It’s an incredible asset in the city and it’s dramatically underutilized.
