In terms of easy access out of the city, close proximity to the harbor and Fed Hill. But most importantly, being blessed with a physically isolated location. The fact that it is a peninsula (Point) separates it from the bad neighborhoods that lay adjacent to many gentrified areas. For example - you need to go through both Riversode, and Fed Hill before you get to a real bad area of the city. Save for a few isolated crack hotspots at the Southern end of Fed Hill. So a potential robber/mugger is more likely to stop in one of the closer neighborhoods. Not that crime is non-existent on the Point - it's certainly safer than most neighborhoods.
